We, Sultan Bin Mohammed Al-Qasimi, Ruler of the Emirate of Sharjah,

After perusal of Federal Law No. 5/1985 promulgating the Civil Transactions Law and its amendments;

Federal Decree-Law No. 35/2022 on the promulgation of the Law of Evidence in Civil and Commercial Transactions;

Federal Decree-Law No. 42/2022 promulgating the Civil Procedure Law;

Federal Decree-Law No. 50/2022 promulgating the Commercial Transactions Law;

Sharjah Law No. 2/1999 on the establishment of Sharjah Executive Council and its bylaws, and its amendments;

Sharjah Law No. 3/1999 on the establishment of Sharjah Consultative Council, its bylaws, and their amendments;

Sharjah Law No. 2/2007 on the regulation of the tenant and the landlord relationship in the Emirate of Sharjah, and its Implementing Regulation, and their amendments;

Sharjah Law No. 7/2017 on violations and administrative fines in the Emirate of Sharjah;

Sharjah Decree-Law No. 1/2005 on the violation of suspension of services for the leased premises in violation of the regulation; and
